1. Service Description
BnBRx.com provides AI-generated audit reports for Airbnb listings. Each report is a one-time purchase ($39 per report) delivered as a PDF to the email address you provide at checkout. Reports are generated using publicly available listing data and AI analysis.
2. Eligibility
You must be at least 18 years old to purchase a report. By using this service you represent that you meet this requirement and that you have the authority to submit the listing URL provided.
3. Not Affiliated with Airbnb
BnBRx is an independent service and is not affiliated with, endorsed by, or sponsored by Airbnb, Inc. "Airbnb" is a trademark of Airbnb, Inc.
4. Report Accuracy
Reports are generated using AI analysis and publicly available listing data. They are intended as advisory tools only. BnBRx makes no guarantees regarding improvements to booking rates, revenue, or ranking as a result of following report recommendations. Results will vary by listing, market, and implementation.
5. Intellectual Property
BnBRx retains ownership of the report template, methodology, scoring system, and underlying software. Upon purchase, you receive a personal, non-exclusive license to use the report output for your own listing management purposes. You may not resell, redistribute, sublicense, or represent BnBRx reports as your own work or as a service you provide to others.
6. Refund Policy
If you don't find value in your report, contact us at support@bnbrx.com within 30 days of delivery and we'll issue a full refund. Refunds are limited to one per customer. We reserve the right to decline refund requests that appear to be made in bad faith or after the report recommendations have been acted upon.
7. Acceptable Use
You may use your report for personal or business purposes related to your own Airbnb listing. You may not use this service to generate reports for listings you do not own or manage, or to collect competitive intelligence at scale. BnBRx reserves the right to refuse or cancel any order at its discretion, including orders that appear fraudulent, abusive, or in violation of these terms.
8. Limitation of Liability
BnBRx's total liability for any claim arising from use of this service is limited to the amount paid for the report in question. We are not liable for any indirect, incidental, special, or consequential damages, including lost revenue or lost bookings, arising from use of or reliance on our service.
9. Dispute Resolution
Any dispute arising from these terms or your use of BnBRx will first be addressed through good-faith negotiation. If unresolved, disputes will be submitted to binding arbitration under the rules of the American Arbitration Association, conducted in California. You waive any right to participate in a class action lawsuit or class-wide arbitration against BnBRx. Nothing in this section prevents either party from seeking relief in small claims court for disputes within that court's jurisdiction.
10. Governing Law
These terms are governed by the laws of the State of California, without regard to its conflict of law principles. Any legal action not subject to arbitration shall be brought exclusively in the state or federal courts located in California.
11. Changes to These Terms
We may update these terms from time to time. Material changes will be noted by updating the "Last updated" date above. Continued use of the service after changes constitutes acceptance of the revised terms.
